Based on a ten percent deposit, that drops down to half of that, seventy-five thousand.
Funny that a five a five percent deposit
is only $37,500.
Now, if you think about that, where's your deposit coming from?
Well, some people have savings, some people might sell an asset, but most people are going to use that Kiwi Saver.
And I'd say that a lot of people are going to have $35,500 in their Kiwi saver, certainly more than they're going to have $150 being able to remove.
And that $112,500 less deposit that you need means that you can get into the market sooner if you want to.
So they want to make the first home loan uh scheme available to more people.
And again, this is when people can get in with a low deposit, limited cash of their own money.
And the government effectively issues an insurance policy so that if the first home buyer can't pay their mortgage and the bank says, Right, you're out, we're gonna s sell this property up and puts them into a mortgagey sale, if the bank's upside down in that transaction and they sell it and they lose some money, well
the government's going to cover those losses.
Yeah.
And the other change is that at the moment, to get access to one of these loans, you've got to meet a certain income threshold and they are relatively low.
So if you're an individual with no kids, the income cap for you is ninety-five thousand dollars.
Now, if you're an individual with kids or a couple, then that goes up to a hundred and fifty thousand dollars.
So basically you can get this loan with minimal deposit, but you have to have enough money to be able to service the
the loan, but not so much that you go over this income cap.
Now, National are proposing that they make it a three hundred K income cap for everyone.
So a massive increase there.
So you can earn pretty substantial amount of money, but just have a low deposit and now you could potentially qualify for these loans.
