It's a really horrible, it's a really horrible experience.

I've said, you've got an investment property.

You want security.

You want visibility of future cash flows.

Let's sign a 10-year lease.

And within that lease, I'll put in a clause that says that every year we increase the rent

to either the rate of inflation or the level of average rental income in the city.

Whatever's the most, I'll do that.

So you have a guaranteed clause of rental rises.

And I have security of tenure.
