In another house a few doors down, I'm told the problems came to a head in January this year, when heavy rain pooled on a flat roof and flooded through the ceiling.

Some emergency works were carried out at the time, but the damage remains.

Dublin City Council says it's identified the cause of these issues and is preparing a design solution to address it.

When that's done, they say contractors are ready to start works immediately.

But for many in the rest of Dolphin House, those living in the phase one A homes are the lucky ones.

Since they've moved in, little progress has been made redeveloping the rest of the site.

Councillor Dara Moriarty explains the impact that has had.

Dublin City Council say the next phase, one B, is due to go to tender in October and is expected to be completed by twenty twenty nine.

They say they are working closely with the LDA, the Land Development Agency, to make sure the rest of the plans are delivered, and are expecting a planning application to be submitted next year.

Dolphin's House is not the only social housing regeneration project that's been beset by problems.
