You don't have as much money to spend on other things.
And also you start getting very grumpy with whoever is in government.
And so when you've got house prices falling at the same time too, that is a –

Now, I also don't think that we can truly change the way our economy works from being a housing market with bits tacked on to being an actual economy that cares about exports and businesses that actually do things and building infrastructure and those sorts of things.
To do that, we have to have some much more fundamental change in our incentives and also the way that we do our savings.
Because at the moment, for most New Zealanders, most of their spare cash, whenever they have it, is going into a deposit or into repaying debt.
Because we know that leveraged land prices, particularly residential land, are the things to go for.

Made most New Zealanders wealthiest by the most in the last 20, 30 years.
Now, if that era is over, that's a different kettle of fish.
And you start to think about other countries where they have different incentives.
So they have proper capital gains taxes.
They have proper incentives for savings in turn.
you know, KiwiSaver or whatever.
We're not there yet.
I think some people are sort of grasping their way there, a few politicians, a few voters, but it's hard to give it up.
You know, we've all gotten used to the leveraged tax-free capital gains on residential land.
For other people, they've built their entire financial plan on it.
They've also, you know, it's a bit late.
