I'll give you a crazy example.

Take a community bank in Iowa.

Fortunately, I'm leaving my 80-degree weather and I'm on a plane tonight to Iowa.

And it's a community bank out of Cedar Rapids.

And you want to open up a restaurant in Cedar Rapids.

The community banks

not at the first seven or eight levels, but at the very last level, the regulators will come in, and the banks are being criticized for what?

They're being criticized for having a concentration of loans in one geographic area, which is just crazy.

So part of what you have to do at the very beginning is say, hey, I understand the Cedar Rapids community.

I understand the economy, and this is how I'm going to make money in the Cedar Rapids area.

And that's something that you should address all the way up front, and you don't even know why that's important.

But it gets important at the very end when these regulators come and say, you know what, 90% of your loans are in Cedar Rapids city limits, and we think that's an economic risk.

And that's part of the crazy difficult times banks have today.

Great question, and it's one of those aha moments where I'm driving up my local Main Street.

And this was end of 2008, beginning of 2009.

And all of a sudden, I focused specifically on what was happening.

And when one shop closes, one restaurant closes, it doesn't register.

But what I saw in terms of separating the forest from the trees, in bird's eye view, I saw place after place after place that was closing.

a gift shop that had been around for 50 years, a gas station that had been in the family for 50 years, a restaurant.

I mean, we're talking second-generation family-type businesses.
