You look, take your average Canadian homeowner and seller right now. podcast-host

They can probably afford their mortgage payment. podcast-host

And if if they're not happy with the prices in the market that they're trying to sell their product in, they just exit. podcast-host

And so we're seeing, you know, your your market's podcast-host

actually balancing from the supply side constricting rather than the the the buy side or the dem the demand side increasing. podcast-host

You know, I I I think it you're right, it'll grind up, but I don't think it's gonna be like this I don't think it's gonna be this pent up demand that gets loaded into a slingshot and fired on the podcast-host

I agree with that and I and I think my concern with that if you go back use the nineties as a comp and I was always saying I I think you and I maybe had an argument about this or like or or there's some other people who kind of said that the setup wasn't as similar, but I think the nineties is a very good comp to what we're seeing today. podcast-host

It trade war obviously amplified that a little bit with some of the changes that we're seeing with CAD and and uh, you know, US Canada trade relations, but and and its impact on the job market and our economy. podcast-host

But you know, you saw a long flat bottom during that period of time, but what ended up happening is you podcast-host

They seem almost too un too comfortable letting inflation run a bit hot for a bit. podcast-host

And now your your nominal house price, yeah, even if you see recovery at one percent or two percent or whatever and it but your inflation sitting at three or you know your your real house price recovery from t from nineteen eighty nine took till twenty twelve. podcast-host
