In New York, there's something called a co-op as well as a condo.
So a co-op is a cooperative where you own shares in the corporation and then are sort of assigned your unit, if you will, based on your shares in the corporation instead of a condo where you own the actual building or you rather own the actual apartment within the building.
The Department of Finance of the mayor's office has informed co-ops and there are many, many, many co-ops in New York, particularly a lot of extremely high end buildings in Manhattan and then parts of Brooklyn like the Heights and stuff like that.
They are going to be tasked with billing and collecting the surcharge from shareholders.
So the Mamdani tax is now going to be put on co-op boards of different buildings in New York, and they have to say, hey, we know this isn't your primary residence, so we have to collect this tax from you and then send it to the city.
By the way, the co-op boards don't want to do this.
Don't want no part of this whatsoever.
And now I'm sure they're good because they operate almost like a country club.
They let people in or don't let them in.
And it's very whatever they decide.
And, you know, they can do whatever they want, essentially legally, as long as it's legal.
Clay, this is going to hurt sales of those units.
