So the shell company now takes on the name of the company that it bought.

So it's a sort of backdoor way of going public.

So instead of actually taking the private company public, you take an already public company public.

that's an empty company, and you put the private company into it, and you change the name.

And you do that because it's easier and the regulations are less burdensome, frankly.

A REIT, Real Estate Investment Trust, is a holding company for a bunch of assets, and the assets in this case are property.

They can also be mortgages and mortgage-backed securities, but a lot of REITs just own property.

Let's say your REIT owns 10 office towers.

The REIT is a holding company that owns the office towers.

The REIT buys the office towers.

The REIT gets the income from, the REIT probably borrows to purchase the office tower.

The REIT gets the income from the rent on the office tower.

It pays off the mortgage on the office tower and then operates the office tower.

And then the profits, the rent minus all those expenses get paid out to the shareholders of the REIT.

So in effect, if you own a share of a REIT, you own a tiny little piece of a basket of office buildings or whatever it is.

And it's a tax efficient structure for doing that.

Oh, yes.

They're traded on stock exchanges.

ARM stands for Adjustable Rate Mortgage.

It's a mortgage whose rate adjusts.
