That's all nonsense, right?
But it's actually really the hard yards is buying.
It could take you six months.
But once you've purchased a good asset, it's really easy to sell.
It's really even easy to sell in down markets because even in down markets, not many people are selling quality assets.
All of a sudden, all the buyers flock to it like a seagull effect.
And all of a sudden, that open home is busy on a Saturday and every other property in the suburb that isn't that great, no one's even going to look at it.
So great properties are hard to buy.
Even in down markets, it's difficult because they're hard to find and hard to negotiate, but they're always easy to sell.
And that's a real ingredient of a quality asset.
Yeah, so we're not buyer's agents, but we will, you know, client standards of property are happy to throw our two cents in just as an education process and say, hey,
And I'm not looking at the positives, like the positive should stand out.
Like it's a great suburb, et cetera.
What I'm thinking is what's not good?
What would buyers not like about this property?
Because when you're in love and you're in the suburb, you're in your mind emotionally, you make those compromises and you just think, oh, it's not a big deal.
I want to live there.
But other buyers look at it differently.
And so I'm looking and going, oh, I don't think buyers would like that.
