So what we're seeing is that three, four months ago, it was really those opportunistic buyers are in the market, then the must do upgrader and the really must do first time buyer, I guess someone who really wants to buy it started entering the market.
And now it's getting a bit further on from that.
And I think the person who's thinking, I do need to upgrade, I don't need to upgrade now,
but I do need to do it in a few years time.
Maybe I should do it now because it's a good time.
So they're entering the market.
So the opportunistic upgrader.
So more and more buyers are starting to come back in, but they're reducing their budgets.
They're looking at different areas.
But also, you know, in parallel to that, as prices fall, sellers also leave the market because they go, well, I'm not going to upgrade if rates are high.
I don't want to sell now.
It's not a good time.
Everyone's telling me that.
So what we're seeing is interesting numbers across the whole country really collapse.
Spring didn't sprung, I guess.
And, you know, you expect usually in this time of year, you know, listing numbers would go through the roof and that just didn't happen, right?
So in some parts of the country, there's really no properties for sale.
There's one or two properties for sale in the suburb.
And so you've got really tight supply of listing numbers and these are good assets, you know, and then you've got growing demand and that adjustments happen.
So going into 2023, we think it's very similar to 2019.
