So it shows that they want the house, they're out there applying, but us as the agent, we actually have to show a bit of a duty of care and ensure that they meet those criterias.

To give you an idea what that looks like, you're probably trying to aim for anywhere between say 35% or so of rent to income ratio.

And once you start getting outside of that, you're really putting people in a position where they can't pay their rent.

So demand is great, but there's still affordability pressures.

Yeah, in Narellan, we're sitting just a tick above a million dollars, which if you go back five, six, seven, eight years ago and beyond, you would have never believed that.

That would have sounded like a crazy figure for out here.

I remember selling properties when I thought when they got to $350,000, $400,000 for a three-bedroom home, I thought that was crazy at the time.

But

We're certainly adjusting to a million dollars being normal, even not in Sydney, but even as far south as we are in Narellan.

Yeah, born and raised in the area.

I've been doing real estate here for around 17 years.

So I have seen a bit of change in that time and all for the good that it's a brilliant area to live in.

Not in Norellon itself.

We do have some large unit markets within sort of five to 10 kilometres from Norellon, but Norellon only has essentially one unit complex.

But what is interesting about that, Craig, is we're seeing really strong demand for those.

So I know that

I listened to one of your latest podcasts where unit prices, I think there was 19 suburbs with unit prices with a downturn.

I would say that we're definitely not within that 19.

Our unit demand is great just because there's so few and because we do have a bit of an aging population.

Residents in Narella, they're looking to downsize and to live in those apartments.
