It takes the Welsh procedure and short circuits it, but it still requires there to be the actual evidence of the breach of signing the order.

And I think that that's absolutely applicable.

I think it's going to be very unusual.

I'm not aware of AW and AH being followed.

So I think that might be pushing the boundaries, but you can certainly short.

And if I just jump in there, I think just to emphasize something that Kara said about the usefulness of having a default order for sale, even if it's a default order a long way out, because because there's nothing to say that, you know, the lump sum can't be said to be paid within twenty-eight days and the default order for sale doesn't take effect for a year.

And in negotiations, it may be that, you know, that sort of provision is in there.

Because the minute you get a default order for sale in respect of a specific property, you've got, as Garzette, an equitable charge.

It means that you've got priority again against bankrupts or other creditors.

And you know, it's it's a very, very useful thing.

Effectively.

You get a secured lump sum order, although it's not technically a legal security, it's an equitable security.

But nonetheless, it is really, really useful.

And I think it is one of those to you know, use the immortal words of Michael Kane, not a lot of people know that.

I don't think people always appreciate that you are getting that security simply by having a default order for sale in the order.

And it's one of those things.

Again, going back to this sort of like a stick of rock in the case, it runs all the way through it.

Think about those provisions when you're drafting the order.
