It really does sound like a bailout for the developers.
They wouldn't be able to develop this land otherwise?
But how has it come to pass that Cairn Homes and Glenveig, just giving those two examples because they're PLCs and there's a fair bit of transparency around their operations, that they've bought these sites and all they can do, if what you say is correct, all they can do with them is build apartments because of density regulations.
And yes, they can't make them work for apartments.
All they can do is build apartments on them, but they can't afford to build the apartments on them.
So why did they buy the sites in the first place?
It does say something, though, about the decision making at these building companies, doesn't it?
Again, we come back to Glenveig and Cairn.
It doesn't really matter when they bought this land.
They took a punt, right?
They took a punt on buying this land, whatever they paid for it.
It was 10 years ago, so, you know, not the kind of prices they would be paying now.
And they thought, we can make a turn on this.
We can get this developed.
We can get it serviced and so on and get it through planning and we can bring it to market and make a profit.
And then they discovered they couldn't.
Okay, Cillian, so just to close it out, we spent 320 million of the 400 million budget that was set aside for the 5,000 apartments.

2,225, not even half of those.
