Marian, isn't it, that we're not able to at a time of huge demand, that we're not not able to the developers tell us they're not able to uh build apartments uh viably and that they need to be supported by tax breaks.

But isn't it a bit screwy that a developer would go out and buy a site, knowing full well that all they can put in that site is apartments.

And then they come they hold up their throw up their hands a few years later and say, We can't afford to build uh apartments on this site because uh you know That's the unusual case though.

We've got to take out lifts, we've got to take out car parking spaces, we've got to do all of this.

And yet when they bought the site, they knew full well what the costs of building an

were.

matter even if they uh even if it is a mixed use game, they've obviously parceled off a a portion because

Because of the uh development plans and so forth, they have to have a certain density.

So they know that a certain portion of it will have to be uh apartments and it'll roughly be, you know, whatever it is, a hundred and fifty, two hundred and fifty apartments, whatever.

And they know roughly what it's going to cost for those apartments and yet they still buy the sites, knowing full well, apparently, that they can't build them because it's not

Uh John, I just wanted to ask you, because commercial property was your baby for a long time, I wanted to ask you about we had a piece last week, very good piece by Killian Woods about empty offices uh in Dublin.

And there's one across the road from the Irish Times here which was let by Marlot to uh workday last year, and it was the biggest uh such letting.

in Europe uh post uh COVID and they were letting the whole space.

But um in the course of his work, uh Killian discovered that actually uh Workday is planning to sublet, I think twenty percent of the uh space there.

So it's bringing that back to to market.

What's your what's your view on that?

And and you I mean you've been highlighting

uh the situation in in terms of empty offices around uh Dublin now for a long time.
