So overall, what's your view of the Dublin office market?

And what will the next few years hold?

Offices are a bit different to Betamax tapes, truly.

Well, yeah.

I mean, is there not a move more towards, back towards the office?

Now, the evidence on this is a bit sketchy.

But, for example, the banks have, AIB and Bank of Ireland have brought their people back to the office more.

You kind of hear companies, more and more companies sort of saying, well, listen, set us three days a week, four days a week.

I mentioned Ryan McCarthy at KPMG.

He said he wants graduates in now all the time.

Not just, I think it's four days a week at the moment.

And if the graduates are in, their managers have to be in, the managers are in, the

partners have to be in.

So they're kind of edging back towards a full time scenario.
