So, Bernard, right, there's houses being built where Bernard's living, just not for the locals.

As Sean has just said, you sell land by the gallon, not by the acre.

I suppose maybe a planner listening to this and trying to get into their head and what they might say is, but there's very good reason not to build in those areas where there's poor drainage and poor soakage and...

And all of that, you know, unfortunately it is for that area.

We should be moving to land more suitable.

You know, and you think of, I'm not saying you want to do this, but you think of all that, the kind of the free-for-all system we had before where people built anywhere and then the chickens came home to roost.

It is.

Now, they cost a bloody fortune because you can't get planning permission.

So everybody is competing for the ruined bungalow so that they can do it up.
