But if they are going to bring forward a stamp duty cut, I would like to see a ceiling on it in terms of, at the very least, the value of a property.

starter and affordable homes because I mean a million euro is way way beyond the reach of the average first-time buyer and the whole idea of giving somebody a tax cut of potentially 10 grand on a property that's valued a million euros not something I would support.

But I think the biggest issue is that the state only delivered 935.

And the fact that we're here this morning

You know, having a big long debate over three to five thousand euro, in my view, misses the point as to what the government should actually be doing.

You can do both,

But I do think that throwing more cash at an issue without actually looking at the structural reasons why housing is so expensive in this country.

And one of those issues is land hoarding and land speculation.

We saw Glenveig Holmes out a couple of weeks ago on that.

And we have the Kenny Report sitting, gathering dust since the 1970s in relation to capping the cost of development land.
