Well, in Australia's case, I would actually be looking front and centre at what's happening with copper prices, because to the extent that copper has actually received an enormous bid
in anticipation of big AI spend.
Well, if copper prices start to fall, suddenly the argument tips the other way in favour of disinflation.
But in answer to your question, NextDC and Goodman should have been the best ways to play it, but people have gone that third leg to resources.
Okay, so we run multi-asset funds, one in particular, the Income Maximiser.
And so one of the things that we've got in there, well, one asset class is tier two bank debt.
So what we've got as our biggest holding in our portfolio in Income Maximiser is a fixed rate bond issued by CBA, one of the highest quality corporates you'll find here.
And it's fixed all the way out to 2046.
And we think that that represents phenomenal value because it's offering a yield well above 6%.
And if you think that central banks and in particular the RBA have to pivot to the dovish side, then actually there's enormous potential there for capital growth.
When it comes to equities, we generally like the REITs because we think that what you'll see in Australia is a yield curve flattening.
That is, we think that 10-year yields will come down faster than short-term cash rate.
And in those sorts of circumstances, typically you find the bull flattening, as it were.
That's where you find that REITs really get a life of their own.
So they're our kind of top picks at the moment in equities and debt.
Fantastic.
Damien, thanks for talking to Fear and Greed.
No worries.
Thanks very much for your time.
