The thing I keep coming back to is rents
as a key cost of living, and housing is the biggest cost of living that we talk about, just outpace wages massively.
On this new data, rents have gone up 3% in a quarter.
The last time we looked at wages, they went up at 0.8% in a quarter.
They've gone up annually 7.7% for rents.
Wages for the year to March rose 3.3%.
So you have your largest cost.
And this data, you're talking about houses in capital cities?
Yes, yes.
So the unit prices have gone up less.
They have certainly gone up less.
They have activated with not as much velocity.
But what we're talking about here also is a system that for years has had this gap.
where it has been running much faster than people's increased ability to pay.
So it's becoming a larger proportion of what they spend their money on.
There's a lot of reasons for it.
It's not as simple as migration.
