So I think there is a strong argument that the conservatism in the lending space
gives us some room to actually create a
more affordable housing market.
Well yeah, it's not as accessible as as you say.
And I I get the point about the deposit hurdle for sure.
But um I think a a more stable lending position is is a better position to bring prices down from
So funnily enough, um there is a scenario where home values do continue to rise because the uh reduction in economic growth
uh basically firms up more interest rate reductions.
So I think it you know, it's an evolving picture.
There's still a lot of uncertainty around where tariffs will settle, for example, how that will affect our trading partners and our economy and employment.
Um, so that could temper growth.
The other thing is we're seeing other aspects of demand like migration, which we talked about earlier.
Net overseas migration to Australia is normalising.
It's continuing to come down and normalizing towards pre pandemic levels.
So that's gonna um put some downward pressure on demand as well.
Um but then on the other hand you've got things like affordability still being an issue, supply still being relatively constrained.
Putting it all together at the moment, from what we can see, we would expect that home values are gonna keep rising in twenty twenty five, but just at a more modest growth rate than, you know, what we saw through twenty twenty four, um, when you had a growth rate of five percent.
So could could end up lower through twenty five.
