Uh, again, there is more weakness and and value decline at the high end right now.
And I think that's partly because, again, the the economic environment that we're in, demand just can't be sustained at that level.
And there will be a point too, and I think this is why again we're we're starting to see a decline across Sydney values overall, there will be a point where the low end of the market gets too expensive to be worthwhile for investors or even
Even for low income households to afford, and so you'll start to get some cyclical downward pressure in the low end of the market eventually as well.
Are we there?
No, I don't think we're at that point just yet.
Um
I think if we don't get rate relief early next year, then that's where we could start to see a broader decline across these different value segments of the market.
Yeah, and uh like I say, when it comes to um cities what we call, I guess, those mid sized capitals, Brisbane, Adelaide and Perth, they're still showing very strong growth in the home value index as well.
Uh it's just that the pace of growth has started to decline and you'll probably see that reflected in the housing finance data as well.
So Brisbane dwelling values were up two point four percent.
percent in the past quarter.
If we compare that to the same time last year, they were up four point four percent.
Um similarly for Adelaide, we've seen a bit of a decline from a recent quarterly high
Um in the three months to May.
uh four point two percent, that's now eased to three point seven percent.
So even those really um
White hot markets, I guess, are turning more into red hot markets now.
Uh, and I would expect to see that uh slow further, um, because the market is cyclical, right?
