And part of that is just because there is so much challenge on the supply side.

Yeah, and I think to an extent there's not much that politicians can do about the supply side because

Um it it's a capacity thing, it's it's related to COVID in a way, you know.

Um so much of the

concentration of housing demand came through the home builder period that that really uh put a lot of of pressure on a building sector that only had so much capacity, you know?

So we're sort of still dealing with the effects of that, albeit we're starting to see it come off the boil now.

If you look at the latest inflation data, for example, the cost of new builds came down a little bit because developers are starting to discount

house and land packages to get them sold.

And in our construction cost index, we're not necessarily seeing construction costs fall, but the pace of growth is normalizing at these um new highs for construction costs.

So in a way, that just kind of needs to work itself through the pipeline.

And already we're hearing reports that

at the at least early stages of the construction pipeline.

So things like architectural consultancy costs or grey blocks that that sort of go down early in the construction process, those sorts of costs are starting to come down a little bit.

Um no I I'll be honest, I feel like we do a lot of that.

Uh, unfortunately, I mean, I I think because there is such a broad range of opinions, it can be hard to know what to do.

But I think most economists will tell you that it does come back to increasing supply and reducing demand.

And I think over the past few years we've focused maybe a little too much on the supply, which we don't have full control of.
