If you're in mortgage insurance.
Yeah, that's different as well.
If it makes sense, then it should be fine.
Or gotten approvals off employment letters, not even first pay slips.
It's not as strict as what it was, I would say, pre-COVID.
Yeah, I just think it's so important to just be an open book to your broker and let them know your long-term goals, what you're looking at doing, what the plans are, so then we can take all this into account and work off, okay, well, in 12 months this would look like this or you would need to be earning this for then that to work.
Yeah, I just think if you are with the right broker, you'll be able to sort of know all these answers.
Up front.
Yeah.
Yeah, like at the moment I'm doing a scenario with a client who is refinancing their existing mortgage and buying an investment property and their goal is to buy an investment property up to $850,000 and they have liquid funds, so we're paying down their mortgage to make that work.
So you need to pay down your home loan for the serviceability to work for you to achieve that.
So, yeah, I just think it's so important to just work through the scenarios, work through the numbers to make sure that, yeah, it's all planned out.
Do higher yearly fees equal their commission?
Yeah.
You don't get paid for the choice of product that you put a client into.
It's a MAV package.
A lot of the banks have a package and generally with that you get, so your annual fee is anywhere from like $3.95 to like $2.48 a year, but then you're getting all your offsets, you're getting your credit card, annual fee free there, but then you're also getting your discount.
I think that's the part that a lot of people miss is in that package you're getting the discount on your rate.
On the interest rate.
And it doesn't matter, like someone on $150,000 loan, yeah, they probably don't need offset or they might not want all those facilities.
