The traffic patterns are even different in certain markets, right?
And so like even the sub markets that we got to see over the last 48 hours, like.
We went to one and it was like, there's a ton of attorneys in this market and we are able to understand why.
Right.
And then, you know, earlier today there wasn't so many attorneys in a different sub market, but there was more insurance companies.
And so it's, it's going and figuring out the nuances, right.
It's real simple.
Like,
Lab yesterday, I got into it with a broker and by into it, we had a nice little fun exchange where she's like, you know, I was like, well, the demographics, the building I originally called you at, they were higher.
And she's like, no, they're not, not, not higher than they are here.
And I could look out the window and see the Ramada Inn and the Doubletree Hotel and.
As opposed to the AC Hotel and the Marriott that were across from the other building.
And so to me, just the retail component tells me what the demographic is, right?
No different than driving neighborhoods and seeing a Mercedes in front of a house versus a Toyota Camry.
Nothing wrong with it, with the Toyota Camry, but I just know it's a different demographic.
And so it's just for us, as we look at markets, understanding how these market dynamics work and back to it, we've discussed this, right?
That's how some of these operators get themselves in trouble, you know, going from Texas, jumping all the way to North Carolina, like some people that we know, or, you know, you just start...
Not you, but I'm in Texas, but you didn't start in Texas.
