And I think the two big things are realizing that leverage, you know, getting multiples on your money is like a key part of wealth building.
And...
you can't get cheap, you can't get leverage as cheap as property very easily.
You know, the short story I kind of tell people is like, if I could get a 5.5 or 6% loan to 5X my ETFs, like 80% LVR, I would do that and rent easily.
Like that's like an easy win.
That's like part one.
And then part two is the whole fact that your own occupied house is exempt from the asset means test in a pension.
And that means that like we do have a two class system where if you're renting at pension age or you're owning at pension age.
fundamentally different and like those two things i think uh drove me towards property whereas for a lot of my early years i was like so angry at the property market and i still am but i was like i'm nearly going to rent on principle because i thought people talked about property like it's a lifestyle decision you know and i was like screw the lifestyle decision you know it's a silly thing silly market but that's like oh crap cheap leverage asset test with pension hard to avoid

And I think the localization of understanding is a big thing.
Like, you know, there's so much good advice out there.
But like those two things I mentioned, I mean, the cheap leverage on housing is probably more of a global phenomenon.
But the pension thing is... Yeah, it's 100% Australian.
It's an Australian policy.
I'm not saying it doesn't exist anywhere else, obviously.
But like...
You know, you have to look at Australia a lot of the time, like so much of finance is localized.
I think for me, I agree completely.
I think for me, this speaks to the difficulty in putting things in perspective.
