What Liam's done there is looked at inflation-adjusted house prices.
To be honest with you, Heather, I don't think anybody going out and buying or selling a home worries about, oh, I bought my house for half a million dollars, but inflation's been 2.7% and blah, blah.
I think people just look at the sticker price.
Hey, I bought a property for a million bucks at the peak of the market.
It's now worth 760 grand.
When's it going to be worth a million bucks again?
I think it'll be good if we see that house prices don't go up as fast in the future as they have in the past.
Like Auckland did get to 7% a year, and if incomes are growing at, what, 3.5%, 4% a year, housing becomes less and less affordable.
So this has been quite good in some ways in that first-home buyers have been able to catch up a bit.
And houses are now more affordable compared to incomes than they were before the big COVID boom.
And first home buyers have been going out and getting amongst it, right?
We've got the highest share of homes being purchased by first home buyers than we have since the record started in 2005.
That's a really good news story there.
Well, you know, Heather, I run a property investment company, so of course I'm going to say it's a good time to invest in property.
But if I look at the surveys, ASB did release some numbers suggesting that more young people, especially if they're struggling to
get together a deposit for a home.
They are more interested in shares and fund investing at the moment.
I think that is a really good thing.
Companies like Sharesies and Hatch, they've made it accessible now through their apps.
