Yeah, I mean, it makes it tough for the developers when there hasn't been any capital growth, but the cost of building has gone through the roof.
So they're expecting to be paying a hell of a lot more for the actual building.
The land component of whatever they purchase hasn't increased drastically, but the building costs have.
And if at the end of that, at the end of the cycle, when they finish the product, if they aren't able to sell them for
a higher price, it makes it quite difficult.
So without the capital growth, it makes it difficult for developers to continue to justify building more and more stock.
So they really need to see some growth in order to justify those extra building costs to continue to go ahead with projects.
It's been a bit inconsistent, Craig.
Certainly, we noticed through November and December last year, the market had been building through spring.
But when it came to sort of November, December, when the talk of inflation starting to grow and become a little bit sticky and the RBA started talking a lot more about potential interest rate rises than further reductions, then there seemed to be a bit of hesitation, given that that's eventuated this year and interest rates now have
It's meant that there's a little bit of hesitation around.
Certainly the first homebuyers in the sub $950,000 mark have been reasonably active and that's driven a lot by the federal government first homebuyer scheme.
So that's helped that sector of the market.
But yeah, the more mid-range type properties are probably a little bit inconsistent in terms of demand levels at the moment.

I mean, I think that was building before this instability occurred.
The building costs have been a big issue for a long period of time now, basically since the pandemic period.
And that's caused a lot of issues and certainly caused a lot of uncertainty.
But I think the position at the moment in the Middle East will only exacerbate that further.
