You know, one level of warehouse is probably the easiest build you can build, right?
Four walls and there's not much to it.

Um, once you go up and the loads that you have on these floors, you know, because you've got racking, you've got huge amounts of weight, the engineering's quite complex and very expensive to build.
So as construction costs go up, it makes these things harder to stack.
You'll see the ground floor leased first every single time because people understand like being on the ground in a warehouse, that's fine.
My trucks come in.
Once they've got to go up a ramp in Australia, getting their heads around, it's very different to Asia where they've been doing this for a long, long time.
Yeah, okay.
So leasing those higher levels has always been more difficult.
So I'd say you're probably seeing that thematic probably slow down a bit.

Just because construction costs means they're not stacking and just getting the tenants educated about these multi-level warehouses.
one of the big thematics also playing out in australia is just aging population is that expressed in in your portfolios at all yeah so we've got about 1.3 billion of medical real estate so that's everything from doctors facilities medical centers through to private hospitals
What we backed is not really the very large public hospitals that you've seen get into trouble more recently since COVID, but more what we call short stay hospitals.
So these are hospitals you're in and out of very quickly.
You might stay the night.
You might get a hip replacement.
You're out a day later.
They're a lot smaller.
