So the two main positives are, you know, CPI goes up.
A lot of leases, less than they used to be, but a lot of leases are CPI linked.
So the annual rent review for the tenant is sometimes tied to CPI.
So if CPI increases, you get higher rents from your tenants.
Some have a fixed increase, might be three, four, 5%, others are CPI linked.
The second big way that can affect it positively is construction costs.
So if you own a lot of property, what we do is saying 400 assets,
If building prices go up, and there's been a lot of press since COVID, what's happened with construction prices, if you're building an office, building a shopping center, a home, whatever you're building.
And it's happening again, obviously, with what's happening with shipping and so forth in the Middle East at the moment.
It means prices are going up for a lot of building materials.
What that means is it's very hard to make these developments stat.
So if your construction prices have gone up by 10%, that's a huge part of the cost side of your feasibility, which means these things don't get built.
Now, if these things don't get built, there's less supply.
And if there's less supply, the existing buildings get all the demand, which drives rents up.
We're really seeing that across even before this latest geopolitical conflict.
we saw developments really slowing down dramatically.
So other than a couple of offices being built in the CBD at the moment that started a while ago, there's nothing else being built for the next three, four, five years, which is very different to what's happened over the last 30 years.
And what it means is any vacancies should get taken up and then that should help drive rents as well.
So there's definitely pros and cons.
Personally, high level, we'd like to see interest rates decreasing for real estate, but there is some upside as well.
