So it's turning, but it's definitely the sector that's probably got the least demand from investors at the moment.
But we're definitely seeing it turn, particularly from offshore.

There's a lot of individuals and families that have held property for generations and made fortunes.
And if you go to something like the Rich List and they break down how they made their money, it's always the highest percentage is real estate.
Always, right?
And it's caused, even though specific families may have made their money in another...
sector, so retail, rag trade, whatever, they'll put that investments into real estate over a long period of time and made a lot of money.
Now, if you're going to hold real estate, it's exactly the same as I said, you want quality, you want location.
There's two things, they say land.
So a lot of people made money on holding land for long periods of time on the outskirts of major cities.
And as the city's grown, it's become more and more valuable and made money that way.
If you're actually buying a building that you're going to hold long-term,
You've got to spend the money on the building.
You've got to do the capex.
You've got to keep it best in class so you can get the tenants.
But if you're going to hold an asset long, long term, it should be worth a lot more than now, right?
Look, I'll just give you one example.
So most people know John Gandel, very wealthy billionaire out of Melbourne, made his money in retail, then invested into property.
