Over 80% of our tenants are government, asset listed or multinational, national tenants, right?
So they're bigger companies.
And it was quite interesting in the GFC, you know, it was a really tough period, but we saw very few defaults.
Like you might have the little cafe go bust under a building or, you know, the odd little tenant, but because we had a very high covenant of our tenants, they got through it, right?
And the same was in COVID.
You know, you saw the cafe and buildings because no one's coming to the offices and things like that.
But if you've got government, and government's our biggest tenant,
by a factor of four, so state and federal government, they make up about some of 15% of our entire portfolio.
They're always going to pay the rent.
So if you've got a really good asset and you've got really strong tenants, they will keep paying the rent through these times and you just get through it.
And then as time, you know, as the market gets better, then you're off and running.
We've been quite kind of cyclical, particularly in the office markets.
For example, we bought a building called Zenith Towers.
It's two large towers over in Chatswood back in 2016.
It was 280 odd million.
It was very big for Chatswood.
The market was soft.
It was owned by two big REITs, 50-50.
It was a bit sort of non-core for them because it was out of the CBD.
They weren't really focusing on it.
