Interest rates are point two percent higher, give or take, and I can lock away ten years interest only.

Banks leave me alone as long as I pay my mortgage.

And my borrowing capacity or the servicing check is equal to or similar to every other bank out there, because that's the prohibitor for a lot of banks.

They're not lending me enough.

Well, it it just gives more wiggle room for growth, doesn't it?

And m more room for rents to rise as an investor.

So in ten years' time, my rent might be two or three hundred dollars a m a week more, um, conservatively if uh if the current government has their way, rents are going to continue to accelerate.

Uh I I don't see too much of a downside in this.

And yeah, if more if more lenders are going to come on board with this

I mean first home buyers are a priced out in a lot of major areas anyway.

Um yeah, this is gonna make it worse.

So let let's sit here as a first home buyer, each of us, mm-hmm and understand the options in front of us.
