So there's a bit of like good stock is still moving at a reasonable price, but um inferior stock is sitting around days on market are like

Ninety, hundred and twenty days.

So when when you look at that average, the average goes up, but it's it's really stock specific.

So I I think it's for for buyers, it's actually a really good time to get in because there's not a lot of competition out there right now, whether that be owner rock or investor.

Um and and there's still stock levels are extremely low.

And and to your point, Rach, the the sub million dollar markets are

They're still pretty active.

So there's not a lot of fifty K, hundred K discounts sub million.

But you go to one point five and now you can play a a a discount game.

So if you are upsizing, let look y you go from say eight or nine hundred to two mil, you're cleaning up on the way through.

But um I I think it's very much uh there's never been more market centric.

Whereas the type of property and the suburb and the price point are all different based on the scenario.

So I think if you're sitting there saying I'm going in at seven hundred grand, I'm going to get myself a fifty K discount, you're dreaming at one point four, maybe.

So I think it

it's good.

And understanding that the value is, and I imagine that's totality.
