The the the situation still stands.

There's there's uh lack of demand and reasonable supply.

Like there's no urgency from the buyer's point of view.

It's really important that this buyer doesn't show their cards to say, Oh, hang on, agent, I really want this property.

And I've actually got six sixty.

I can go to seven hundred.

So in a hot market they would need to, they would have had the

property sold by now would have actually sold at auction.

So when you under s if a property gets passed in at auction, ninety eight percent of the time it's because the vendors expectations haven't met the buyers.

And

There's no market for it.

There's no market for that price, so they need to put it out to uh to the mobs.

So what do we do with that?

Well, a couple of things.

The auction uh because it's an auction um um what do you call it?

Um campaign.

It the the the contract will be under auction conditions.

So we need to change that really quick because otherwise you're going unconditional as soon as you put that offer in, right?

So we'd need to change that to say, Hey, I'm happy to put in an offer, but we're not going unconditional straight away.

We're going reverting back to the private treaty where we can get uh our terms right.
