Well you see more bad than you see good.
That that's probably that's really what's uh what's happening.

But just ask yourself those questions.
Uh owner occupy versus investment in the suburb, um who your builder is, how reliable are they are, what the inclusions are and what the price per square meter is and the land scarcity.

And that's a good point because
Ebb ebbs and flows of different markets as well.
And in a lot of like in heated markets, for example, um people just get their mitts on anything without looking up and seeing what the distance might have for you in store.
