So uh not sure how to do updates here correctly, but we told her.
And although we chickened out to tell her the uh all the reasons why, we just said we were running short on the down payment and we knew she would not be able to spot us.
She was disappointed because she had planned on quitting her job and living on disability her husband receives.

So I've dodged a bullet.
She is currently out looking for a new place.

Letting the realtor know scared me, as she said the seller can try and take legal action against me for backing out of buying the home.
AKA they could try to sue me.
She also said I could get in trouble if my four oh one K loan is not used for a home.
So I crashed out, terrified that I might be sued when I have basically nothing I own.
My friend had a great idea to use Chat GPT to read my contract to see what the seller could come after me for.
Technically, unless we signed something saying we reimburse them for repairs, they could really only keep the earnest money.
This is something I did not think to try and get uh to get back anyways.
Now I'm relieved and I know his family will be okay.
