Whereas the captioned application has been properly filed in accordance with the requirements of all applicable state and county codes and with the bylaws of the Fairfax County BZA, and whereas following proper notice to the public, a public hearing was held by the board on today's date.

June the tenth, twenty twenty six, and whereas the board has made the following findings of fact that the owner of the property

is the applicant.

The present zoning is R2.

And the area of the lot is 3.24 acres.

In the due diligence that the staff has done, we have a memo from FC D O T that also talked about how um the trip generation thresholds would be so low um by this additional use that um

A comprehensive transportation analysis um or a traffic impact analysis was not warranted and there have been yeah no other no other issues discussed or brought to the board's attention.

So where is the BZA then has reached the following conclusions of law that the applicant has presented testimony indicating compliance with the general standards for special permit uses as set forth

in forty one oh two dot one dot f two and the additional standards for this use is contained in eighty one hundred dot four D five.

Now therefore be it resolved that the subject application be approved with the development conditions contained in appendix two of the staff report dated june third, twenty twenty six.
