If you, if you browse kind of through their Newport beach homes, it's just a much higher price point.
Um, you know, two, two to three X what Ember is where, um, you know, Ember is coming down market a little bit and say, maybe what's available to the 3% is now becoming available to the 20 to 25%.

And even if there's encroachment on those pricing, again, there's just so much space in the market that it's not too concerning.
So in our minds, it's just expansion, right?
To your point, we have people who want to have a desert home, a beach home, a mountain home.
And so as we expand, it's like, get to the East Coast quickly now that we've kind of got a handle on the West Coast and continue to build out the West Coast, then East Coast and then Europe.
And I think it's the makings of a very big business for both of us.
