I'm a little bit, Dom's got a few years on me.
If he didn't grow up listening to him, I definitely didn't, but I absolutely know who he is.
I think, as Dominic mentioned, a great thing about Ballarat, I guess, is that even with the surging fuel prices, you're still at such a short trip by train and it gets you right into Southern Cross and all your good restaurants are mostly through the CBD in Melbourne.
I still think even with that, it might actually be somewhat of a benefit for Ballarat how close we are to Melbourne by public transport as well.
Units like houses in Ballarat, it is pumping here across the board and you find the median unit price, depending which suburb you look, sits anywhere between sort of $400,000 to $440,000.
A suburb in particular that's performing really well is Ballarat Central.
I believe they're up around $435,000, $434,000.
There's the median price for the units there at the moment.
And I believe it's up almost 25% in the last 12 months there.
And all the other suburbs have been performing really well also.
So a lot of the units we're finding at the moment are being purchased by investors and quite a few of them being interstate.
Buyers advocates buying on behalf of them, we're finding quite a bit as well.
But yeah, across the board, Ballarat, very strong.

So if you're, I mean, I wouldn't discount anywhere in Ballarat at the moment.
I'm finding probably your suburbs that still have, all of Ballarat has good value, but your suburbs that have some really good value at the moment, Sebastopol, Wendaree, probably just to name a couple there, Ballarat Central surging, Alfredon's always seems to be doing quite well when the market's strong here.
So yeah, I wouldn't discount anywhere here, but there's probably a couple that are performing quite well.
