Yeah, just understanding that even though a property doesn't sell, it doesn't mean it's not worth anything.
So when they talk about average sale price, unsolved properties are not counted in it.
Because they do have a value, they still have a future utility.
The same with the median sale price, it's not going to be counted in that figure either.
They're both based on actuals, not on the stuff that has not gone to market.
Where unsold properties really does come into it is when you're doing forecasting and when the market is forecasting.
So if there's high listings and low sales, it really is a strong signal of downward price pressure that's becoming a buyer's market.
So unsold houses, they're not ignored, but they're usually used as a factor for determining what's going to happen in the future.
They're not a point in time as to what's happening at the moment.
