That's it.
We are still negative on the housing market ourselves.
We've stuck to our revised forecast that we put out in March that Sydney housing prices would fall by up to nine percent this calendar year and Melbourne by up to seven percent this calendar year.
And it's not a peak to trough.
forecast decline.
It's just what we expect for this calendar year.
Our expectation is that unless the U Reserve Bank of Australia does aggressively cut interest rates in the next few months, and I don't think that's gonna happen.
that the housing price falls will continue into twenty twenty seven.
Yeah, it's a really good question, James.
Now
The population numbers that we rely on.
To make conclusions and deductions and so forth.
is a really, really laggy measurement.
So just so you know, the official population numbers
From the ABS have only been updated through to December twenty twenty five.
We don't know yet what's happened in the first quarter of twenty twenty six, let alone the second quarter of twenty twenty six, let alone what's going on in real time.
However, what we do know is that December number
showed a population expansion of about seventy-eight thousand for the December quarter, which does represent a natural slowdown on what we've been recording previously.
Now if you were to annualize that number.
Okay, that would suggest that the population growth has been slowing down to an expansion of about three hundred and twenty thousand people.
