You just will not see as much investor activity, especially if it's just focused on property.

Investors may hold on for longer, but there'll be less new investors in the market attracted to property.

And so the investors, potential investors will require a higher rental yield to offset the lack of tax benefit that's there or the reduced tax benefit.

So that will happen in time.

So, you know, are these measures that are going to help increase the supply of real estate in the market?

I don't think so.

Yeah, yeah.

So...

Once again, I can only raise the fact that we're only talking about 10% of the investor population that does this, that have beyond two properties.

So I just don't see it having a grand impact either way because it's not a wide base of investors we're talking about here.

All I can answer on this, respond with this, is my own experience.

And if you don't mind, I might share my own experience in buying our first principal place of residence with my wife back in 2008.

We bought here in Sydney.

Bought a home in the sticks for about $650,000.

We bought it on a loan-to-value ratio of about 85%, if I recall.

So I didn't put a lot of money in it.

That home in terms of the rate of return generated over the time we held it, in terms of capital growth, about 11% per annum in terms of return on asset.

But the return on equity, the return on equity was phenomenal because of the leverage.

Now, with that, I wasn't able to build up equity in that home tax-free on that principal place of residence.

That equity that I was able to build in that home, I was able to use to get SQM Research going, my business, because the banks wouldn't lend to me
