If you've only looked at the financial trade-offs and you haven't looked at all of the emotional decisions, all of the relational decisions, all of the work decisions that go into your home, you've only really answered half the equation.

So what I would suggest is that you absolutely do need to answer the financial questions.

Yes, speak to a broker, understand, get your finances in order.

Everyone should do that.

There's three chapters in the book on how to think about that.

But don't stop there.

Look at that as your kind of ceiling or your hard constraint.

And then within that, think, well, if I'm going to spend $600,000, whatever it is, that could take a shape in a lot of different ways.

And you need to really deeply reflect on your own ideas of home and values to answer that.

Yeah, certainly the biggest one that I see is location.

So you can improve your house but you can't change the location after you've bought it.

And I think in order to chase a particular type of house, people might make more sacrifices about the location than they're aware that they're making and then you're a bit stuck because, you know,

You might have chosen a house that had the right benchtops, that had the right trimmings, but actually the way that impacts your life from a neighbourhood perspective isn't what you expected.

So I would just ask first-home buyers to consider the neighbourhood as being as important as the type of house.

Now, everyone would want their ideal house in an ideal suburb.

Of course, everyone wants that.

If you assume you can't have that, you're going to have to trade off the size or the quality of your house based on the location.

And, you know, location doesn't mean that you have to live in an apartment in a downtown area.

You could absolutely choose a regional town.

You might choose to live in an outer suburb.
