So if you look at at the um the measures that have been brought back that are effectively encouraging the delivery of stock, so encouraging supply, those are incredibly effective and they're immediate.

So the development uh levy

Levies that are brought in, the uh reabatement in terms of of water levies, all of those have encouraged supply to increase very significantly in this calendar year.

They're very effective.

The help to buy can be critiqued, but if we don't have realisable demand, then we won't devel develop the type of accommodation that we need, and we need that stock to be delivered in the next decade.

I think that's an impossible question to where has it

I think we're poorly targeted.

I think what we need to do now is decide what's the next step.

So the next step is to encourage the delivery of accommodation outside of the key urban centres.

In other words, to get a more dispersed population.

Mm.

Tax break breaks in and of themselves are not necessarily right, but we need to look at the viability of development in every county and then make decisions around well.

specifically targets those areas.

That's where it gets particularly challenging because as we all know, tax measures by their nature are uni you are usually universal.

So you bring a tax measure in, it benefits some locations more than others.

But what we have to do is look at what the concentration so demand will go where supply has been delivered.

And if the the um stock isn't being delivered in rural Ireland then we're going to have a massive challenge there in terms of price inflation.

So every opportunity to improve that balance needs to be looked at.

I'm not particularly in the favour of localized building this location and it'll, you know, bring accommodation to that spot.

Because if you look at history, that has brought about its own challenges.
