So we have to get it right, but we may not get it perfect.
And I think that's what I what I'd say about the measures that have been brought into place.
None of them are perfect, but we have seen part the results that we've seen have started to move the tile in the right direction.
Had we not taken this the steps that we have taken, then we wouldn't have seen the increase in supply and we'd have a much bigger conversation today about house price inflation.
So off the
thirty six thousand houses that were built last year, only a third of them came to the market for sale.
So it's not that um estate agents are not pushing a market uh commentary in order to bring more products for them to sell.
And secondly, any um
unstable market is unst is is the market that we operate in making our uh market conditions unstable.
So it's in the interest of every estate agent of the country for this market to normalise, for price inflation to normalize and come back to a more sustained level and not have the high volatility we've seen in the last number of years.
I think what we we need the government to focus on is where we can deliver sustainable supply across the country.
So I think all of the measures brought in that have we have seen an immediate impact on the stock delivery should be reconsidered for um to be persistent into the future.
In other words, if we're if the um measure has an immediate impact on supply, we need to ensure that that that is um addressed and continued into the future.
I think help to buy in first
home schemes do have a role.
If I had one critique of the measures that are there, they don't speak to each other very well.

Um and I think that is a is a challenge for the market.
So whether you're looking at um the rental sector or you're looking at the market uh for uh accommodation for people to trade up into, we've got a very sort of finite view on what new stock will look like.
The expectation from the government, I think, would have been that um we would have seen an increase in PRS development and and because of the interest rate cycle that hasn't occurred.
