I move that the Planning Commission forward LEGI 2023-0080 Valley Commerce Center ZMAP 2023-0008 and ZMOD 2023-0041 to the Board of Supervisors with the recommendation of approval subject to the proffer statement dated February 2, 2026, provided as attachment to the February 12, 2026 Planning Commission Work Session Memorandum and based on the following findings for approval.

see a third of this from the road, especially along Percival Road at 32 feet.

Being on Percival Road, you're not gonna see the 300,000 square foot building behind all this at all, ever.

So I think that visually, you won't really see the impacts of what sounds like a lot of square footage.
