Hi, JR.
It's my pleasure to be here.
Thank you so much.
So before 2022, my financial situation was going smoothly.
In that year, I was invested in the stock market, still is at this point in time.
but I was reaping the gains during that year.
I could remember that because of the gains that I made in my stock portfolio, I was just like at one point ecstatic and thought that this couldn't be even better.
So I decided pulling out
a little bit of money here and there, and finally saw an opportunity in real estate where I could diversify some of my, I could say, winnings, I guess, from the stock market and buy a real estate.
So during that time, I see myself as like a very successful investor, as I would like to claim it.
And so I was granted that opportunity and I took it.
And also during that year, I felt like I'm able to easily spend money on things that I would rather think twice compared to nowadays.
Since the start of the year, it's been down every single day or most of the time.
So as a result, I could only, you know, at this point in time, I really wanted to take advantage of it.
And at the same time, make sure that I can I'm able to cover for my my daily expenses that have been slowly increasing as well due to the inflation, as we all know.
Early this year, I grabbed the opportunity to take extra shifts.
I was taking initially during weekdays after my regular working hours, and now I'm taking extra shifts on weekends too, which I like.
I don't complain with my work, but this is because both of my expenses have climbed, both in my daily expenses and as well as on my property expenses in order to maintain them.
And those shifts have helped me cover those rising expenses, especially for my properties that I have acquired.
My hazard insurance has more than doubled on my primary residence and for the apartment unit that I've luckily landed on, I guess, the eight unit one in Ohio.
