I mean, as Rob knows, it's not an instant mega capital market.
It's taking its time.
It's gradually growing.
But that means it's kind of organic and it's going to last.
But every, you know, it's a bit like, it's not the same, but it's a bit like the early days of the YBAs and 3s where you feel like another thing opens, another restaurant opens, another gallery opens and more people move there.
So you can feel this development there.
I'm just dying to see what it's like in 10 years' time.
It's just going to be really interesting to see what happens.
Yeah, I mean, there's definitely a modesty and a genuineness about Margate and what's going on there.
I mean, we've always liked to under-promise and over-deliver.
I think that's important.
Margate, there is occasionally hype about Margate now.
Like, is it the new Samuel Tropez or whatever?
Some of these articles are ridiculous and are hype, and that worries people, I think, because it's like... And I get art collectors coming to me saying, I've really got to go to this Margate place.
And I'm like, just temper your expectations.
It's not... There are some beautiful streets and squares, but a lot of it's not beautiful.
The art is good, and there's enough good art to see to go, and the restaurants are incredible, but it's rough.
It's a mixed bunch of people.
There's a lot of poverty, and there's a lot of artists...
I thought it was just the kind of down from London and the local people, but it's not.
