Yeah definitely but I mean that's sort of where you get the bank of mum and dad coming in as well and as I said most of our clients at the moment are first-time buyers so everyone is sort of going well you know might as well get into it now type thing in terms of I think at the start of the year with you know the way that the market was heading as well as obviously with the war breaking out everyone was sort of going oh what's going to happen and there is a lot of volatility in the market at the moment but I still think that people are going oh
let's just do it now because the property market hasn't really moved, to be honest with you.
And you get some incredible purchases.
I mean, we had a client last year, actually, who was buying a property that was purchased by the previous owners in 2021.
I think they'd paid about 1.5 for it.
And these clients had a cap of 1.1.
And they're like, oh, gosh, we're never going to get.
And I was like, just, you know, put an offer in, see how you go, and they got it.
And I think the previous owners, they were going overseas, you know, the typical story in terms of they're kind of going, well, we're just going to sell.
But first-time buyers are getting some really good buyers at the moment.
So, you know, and, you know, you're also looking at sort of mum and dad purchasers who are looking to upsize.
it is a good opportunity to take that jump now because, I mean, the price difference between a two to a three or three to a four bedroom property, that's when you're really starting to add almost another zero onto the property price.
It is, but it's doable.

I think I have a lot of conversations where you have initial phone call with someone and you go, okay, yep, you can borrow this amount or you can buy for this.
And yep, you're in a good position to do it.
And they go, oh my gosh, I never even thought that we'd be in a position to buy a property.
But then it's also managing expectations from there and going, okay, cool, well, this is what the bank's going to need.
educating them about the low equity margin.
You need to get a valuation done on the property as well because the bank is lending over 80% of the value of the property.
