We still have 3.4% core inflation rate in Australia, which I would say is quite a while to go to get back to 2.5%.
So right now there are still debates whether they have to hike rates even more.
I don't think anyone thinks that there will be a rate cut coming anytime soon.
Rate cuts, if they come, would probably come sometime next year.
Because while the RBA has basically been burned by last year, they cut rates three times.
Now we've had a bounce back in, sticking in inflation rates.
So they probably don't want to repeat that mistake again.
So if you're an investor in the market, it's unlikely that you should sell your homes, to be honest, because you do get these really good tax treatments grandfathered in.
Even with the new tax changes, things that are bought before the tax changes are grandfathered.
For example, negative gearing concessions.
So I don't think that investors who are investing for yields should be selling at the moment.
On the buyer side, though, it depends on whether you're buying to invest or buying to live in.
If you're buying a property to live in, I don't think that it's good to think too much about timing because ultimately you're buying for a place to live.
If you're not buying, then you have to pay rent anyway.
And rents are still going up quite high.

And if you're an investor going into the property market at the moment, well, sorry, a bit of a tough time for you, you know, because you don't get the tax treatment anymore.
But I guess in certain markets, you probably can get a bit of a bargain now that everyone's not looking at the investment market right now.
The idea of investing is that you have to buy low and sell high.
So if you can find something that's underloved and undervalued, I don't think it's still a bad thing to get into the market because over the longer term in Australia,
